What the amenity charges cover

The price sheet charges amenities and infrastructure at 6,00,000 rupees and water, electricity and power backup at a further 3,00,000 rupees, both one time. Two car parking spaces are 10,00,000 rupees. The corpus fund is 100 rupees per sq. ft. and the first year of maintenance is 50 rupees per sq. ft., and the sheet states both sit outside the one time payment.

On the 2,286 sq. ft. plan that is about 22.4 lakh rupees of charges beyond the base price, before GST and registration.

Questions buyers ask

What amenities does Sri Tirumala Legacy have?

A clubhouse across two floors with indoor games, a swimming pool, gymnasium, spa and salon, creche, banquet hall, guest rooms, badminton and pickleball courts and cricket nets, plus provision for a cafe lounge, grocery store and pharmacy through a private vendor.

How large is the clubhouse?

The brochure shows ground and first floor clubhouse plans but does not state a square foot figure, and the project highlights say 20 plus amenities. Ask for the sanctioned clubhouse area in writing rather than relying on a marketing number.

Are guest rooms included?

Guest rooms appear in the project specifications under clubhouse and amenities. Ask how they are booked, what they cost residents, and whether they are part of the common area handed to the association at completion.

Is there a power backup?

The specifications state 100 percent backup for all common areas and residential units, with sufficient power within each home to run lights and fans. The price sheet charges water, electricity and power backup as a separate head of 3,00,000 rupees.
