Registered with TGRERA under P02400011088 with effect from 4 July 2026, on a certificate dated 1 August 2026, valid to 4 July 2031. The brochure is dated 1 August 2026 and the price sheet quotes a base rate of 8,499 rupees per sq. ft. Sales are open and the payment schedule starts at footings, so this is an early stage purchase.

Buyer fit

Best for

Buyers who want 2,286 sq. ft. and up inside the Gachibowli belt, like the eleven lifts for eleven homes ratio, and are comfortable with a five year horizon on a single tower.

Avoid if

You need possession within three years, you want a smaller or cheaper home, or you would not be comfortable buying from a developer whose delivered projects draw mixed quality reviews.

Is Sri Tirumala Legacy a good buy?

That depends on your horizon. The pricing is documented, the plate is generous and the lift ratio is unusual. Against that, registration runs to July 2031 and EAPL's completed projects draw mixed reviews on build quality, which is worth checking in person.

What is the biggest thing to check?

Construction quality. Public reviews of EAPL's delivered buildings include complaints about seepage, hollow tiles and electrical work, alongside positive reviews about on time delivery and pricing. Visit a completed EAPL project and speak to residents before you book.

What should I verify before paying?

Are there resident reviews of this project?

No. It launched in 2026 with registration to 2031, so nobody lives there. The reviews worth reading are of EAPL's completed projects, and they are mixed. Read both the positive and the negative ones before deciding.
